Why the bank said no — and what changes it

Four reasons account for most of the files that land on my desk after a decline. None of them are about you being a bad borrower.

It's your debt ratios, not your income.

The bank isn't really looking at what you earn. It's looking at what's already committed — car payments, credit lines, a loan you co-signed years ago and forgot about. All of that goes into the ratio before your income does. A file that fails on ratios can pass on the exact same income once the debt side is restructured.

    If you're self-employed, it's Line 150.

You write off what you're entitled to write off. Then the bank reads Line 150 as your income and makes a decision about a number that has nothing to do with what your business actually produces. B lenders and private lenders read the bank statements and the NOAs instead.

Credit is a threshold at a bank, not a judgement.

A bank runs your score against a cutoff. Above it you're in, below it you're out, and the reason behind the number rarely enters the conversation. A private lender looks at the equity in the property and the story behind the credit — a divorce, a bad year in the business, one account that went sideways.

Sometimes nobody said no. The bank just couldn't move.

Your closing date and the bank's timeline are two different things. Files die waiting for a branch to come back with an answer. When the date is fixed and the lender is not going to make it, private financing exists to hold the close.

There are others. A rural, mixed-use or unusual property the bank won't lend on. A divorce, a job loss or a consumer proposal sitting on the file. Documents you can't produce in the format they want. The answer is the same in every case — the reason for the no is rarely the reason it has to stay a no.

Four things change the answer. A bank does none of them.

    1. I fix the file before it goes anywhere. A bank declines and closes it. I restructure and resubmit.
    2. I can reach B lenders and private lenders you can't approach directly.
    3. Same borrower, same income — presented the way an underwriter can approve it.
    4. Speed. Private approvals in 24 to 48 hours, which is the whole point when the date won't move.

Frequently Asked Questions — Bank Declined Mortgages

Can I still get a mortgage if the bank declined me?

Yes. There are over 80 alternative lenders, credit unions, and private lenders in Ontario that specialize in non-bank mortgages. As a licensed mortgage broker, we access all of them.

What credit score do I need for a private mortgage?

Private lenders focus on your property's equity (LTV), not your credit score. Even with a score under 500, you can get approved if you have 25%+ equity.

How fast can I get approved after a bank decline?

Private mortgages can be approved in 24–48 hours and funded within 5–10 business days. Much faster than the 30–60 day bank process.

Will a bank decline hurt my credit score further?

The hard inquiry from the bank application has a small, temporary impact. Working with a mortgage broker is better — we do a single pull and shop multiple lenders.

Are private mortgage rates much higher than bank rates?

Private 1st mortgages start from 5.89% — often used as a short-term bridge back to bank financing within 1–2 years. Self-employed programs start from 4.89% with Schedule B lenders.

Can I refinance out of a private mortgage later?

Absolutely. Most clients use private mortgages for 6–24 months while rebuilding credit, then refinance to an A-lender at better rates. We help you plan the exit strategy.

What happens after you hit send

Submitting the form doesn't feed you into an automation. Here's the actual sequence.

    1. I read it myself.

Your enquiry lands in my inbox with the situation you picked attached — not a call centre, not a rotating agent pool.

    2. You hear back within one business day.

Usually much sooner. I'll call or email — whichever you gave me — with a straight answer on whether I can help and what it looks like.

    3. No obligation, no credit check.

The first conversation is free and nothing touches your credit bureau. If I'm not the right fit, I'll tell you who is.

Rather not wait? Reach me directly.

If it's urgent — a closing date, a deadline from the bank — don't sit on the form.
