How to work out what you can actually pull out

The maths is simpler than people expect. Ontario lenders work to 75% of the appraised value, combined — that means your first mortgage and the second one added together, not 75% on top of what you already owe.

    Three steps.

Take the appraised value of the property. Multiply it by 75%. Subtract the balance left on your first mortgage. What remains is your ceiling.

    $900,000 appraised value × 75% = $675,000

    $675,000 − $500,000 owing on the first = $175,000

    Available: $175,000

Illustration only. Your number depends on the appraisal and the lender.

    Two things move that number.

The appraisal, first — not what the neighbour's place sold for and not what a website estimates. And the property itself. A detached home in a market with steady sales supports the full ceiling more comfortably than a rural property or an unusual build, where a lender will want more room.

Plan the exit before you take the second.

A second mortgage is not meant to sit there. The usual path runs 6 to 24 months while whatever needed fixing gets fixed — the credit, the business year, the renovation, the arrears — and then both mortgages get combined into one new first. One payment, one rate, one lender. Borrowers who skip that step end up renewing the second instead of clearing it, and that is the expensive version of this.

    Second Mortgage FAQs

    What is a second mortgage?

A second mortgage is a loan secured against your property in addition to your existing (first) mortgage. It allows you to access your home equity without refinancing or selling.

How much can I borrow with a second mortgage?

Typically up to 75-80% of your home's value, minus your existing first mortgage balance. For example, if your home is worth $800,000 with a $400,000 first mortgage, you could potentially borrow up to $200,000.

What are second mortgage rates in Ontario?

Private second mortgage rates start from 9.24% with lending fees from 2.75%. Institutional second mortgages from credit unions start from 6.49%. Subject to OAC. Contact us to confirm current pricing.

Do I need good credit for a second mortgage?

Not necessarily. Private lenders focus on your home equity (LTV ratio) rather than credit score. Even with poor credit, you can qualify if you have sufficient equity.

    Can I get a second mortgage if I'm self-employed?

Yes. Private lenders don't require traditional income verification. Your approval is primarily based on your property's equity and value.

How fast can I get a second mortgage?

Private second mortgages can be approved in 24-48 hours and funded within 5-10 business days. Institutional products take 2-4 weeks.

What happens after you hit send

Submitting the form doesn't feed you into an automation. Here's the actual sequence.

    1. I read it myself.

Your enquiry lands in my inbox with the situation you picked attached — not a call centre, not a rotating agent pool.

    2. You hear back within one business day.

Usually much sooner. I'll call or email — whichever you gave me — with a straight answer on whether I can help and what it looks like.

    3. No obligation, no credit check.

The first conversation is free and nothing touches your credit bureau. If I'm not the right fit, I'll tell you who is.

Rather not wait? Reach me directly.

If it's urgent — a closing date, a deadline from the bank — don't sit on the form.
