    Why First-Time Buyers Choose Us

Mortgage Advice That Puts You First

No jargon, no pressure — just a clear plan to get you from pre-approval to keys.

    Every Program Maximized

We stack FHSA, RRSP Home Buyers' Plan, land transfer tax rebates, and municipal incentives so you keep more cash in your pocket.

    True Affordability First

We stress-test your budget against rate hikes, closing costs, and property taxes — not just today's payment.

Rate Holds Up To 120 Days

Lock in a competitive rate while you shop. If rates drop, we float you down. If they rise, you're protected.

    Fast, Transparent Closes

Pre-approval in 1-2 days, clear conditions checklist, and a dedicated broker from offer to closing day.

    Savings Programs for First-Time Buyers

Ontario first-time buyers can combine multiple federal and provincial programs to reduce the cash needed at closing.

    FHSA
Contribute up to $8,000/year (lifetime cap $40,000). Contributions are tax-deductible and withdrawals for a first home are tax-free.
    Home Buyers' Plan
Withdraw up to $60,000 from your RRSP for a first home. Repay over 15 years, starting the second year after withdrawal. Stackable with FHSA.
    Home Buyers' Amount
Non-refundable tax credit of up to $1,500 (Line 31270) for eligible first-time buyers. Claim it the year you buy.

    From First-Time Buyers Like You

Real Google reviews from buyers who made it to closing day.

"I am a first time homebuyer and Sami is the best broker. He is very professional, punctual as well as very reassuring. As a first time homebuyer, you become very anxious at times but he makes things very easy and calming. I highly recommend him."
