Gather these before you apply. Not every lender needs every item.

Personal
- Government photo ID for every borrower
- Two years of T1 Generals
- Two years of Notices of Assessment
- Proof personal taxes owing are paid
Business
- Articles of incorporation or business registration
- HST/GST registration or business licence
- Two years of accountant-prepared financial statements
- Six to twelve months of business bank statements
Property and down payment
- Agreement of purchase and sale or current mortgage statement
- 90 days of down-payment account history
- Property tax bill and MLS listing if available
